Why AirCover Isn't Enough
Airbnb's AirCover provides up to $1M host protection but: it's secondary coverage (your insurance pays first), it excludes liability claims by guests injured at your property when they sue you personally, it excludes pollution, communicable disease, and certain natural disasters. Worse, AirCover only triggers if Airbnb's investigation accepts the claim — disputed claims often die in mediation. True STR insurance is primary and gives you control.

STR Coverage Gaps To Close
Loss of rental income: pays your nightly rate if a covered loss makes the property unbookable. Business income from squatter: covers extended displacement if a guest refuses to leave. Guest contents: limited coverage for guest belongings (most policies exclude). Bed bug / pest treatment: usually excluded — buy separate endorsement. Theft by guest: covered under Proper and others. Local law violations: if your city bans STR, insurance may deny — verify legality first.
