Enrolled member of federally-recognized tribe OR Alaska Native village. Property can be on trust land, allotted land, or fee simple land. No income limit. No first-time-buyer requirement.

Down Payment Math

2.25% down on loans up to $50,000. 1.25% down on amount above $50,000. Example: $275,000 home = 2.25% × $50k + 1.25% × $225k = $1,125 + $2,813 = $3,938 down.

Section 184 vs FHA

Section 184 has lower down payment, no PMI (just 0.25% annual fee), accepts manufactured housing on permanent foundation, and works on trust/restricted lands which FHA cannot.

Application Process

Must use HUD-approved 184 lender (about 280 lenders nationally). BIA Approval required for trust-land loans (Title Status Report). Average closing 60-90 days for fee simple, 90-120 for trust.
