Mortgage Assumable FHA/VA Takeover 2027 Calculator
Calculate cost and savings of assuming an existing FHA or VA mortgage in 2027 — when the seller's 2020-22 low-rate loan is still in place and you can step into it instead of borrowing at market rate. Decision turns on the seller equity gap you must cover with cash or a second loan.
Which Loans Are Assumable
FHA and VA loans are fully assumable by the seller's consent and lender approval. Conventional Fannie/Freddie loans are NOT assumable (due-on-sale clause). USDA loans are assumable only with the seller's lender approval. With the 2020-22 boom in 2.5-4% rates and the 2024-26 spike to 6.5-7.5%, assumable loans have become a meaningful negotiating leverage — sellers with FHA/VA loans now actively market the assumability.
The Equity Gap Problem
The buyer must cover the difference between purchase price and the assumable balance, in cash OR via a second loan at current market rates. If a seller bought a $400k home in 2021 with 3% down ($388k loan) and now sells for $500k, the buyer needs $112k cash or a second loan at 8-9% to cover the gap. The second loan rate often offsets the savings from the assumed rate — making assumption viable only when the seller has minimal equity gain.
VA Assumption Funding Fee
VA loan assumption by a non-veteran requires a 0.5% VA funding fee on the assumed amount (~$1,500-2,500 typical). The veteran seller's eligibility entitlement transfers to the new loan UNLESS the buyer is also a veteran who substitutes their own entitlement. Many VA sellers prefer veteran buyers for this reason — getting entitlement back enables a future VA loan for the seller.
FHA Assumption Underwriting
FHA assumption requires full borrower qualification by the new buyer with the lender — same credit, income, and DTI underwriting as a new FHA loan. The lender charges a $1,000-1,800 assumption fee. Timeline is typically 45-60 days, longer than a new FHA closing (30-45 days). Properties must still meet FHA appraisal/condition standards at time of assumption.
