How Auckland Council rates are calculated 2027

Auckland Council rates 2027 are made up of four components: (1) General rate = Capital Value (CV) × rate-in-the-dollar; (2) Uniform Annual General Charge (UAGC) — a flat amount per property (~NZ$610 for 2027); (3) Water and Wastewater — based on consumption and a fixed charge; (4) Targeted rates — Waste Management, Natural Environment, Water Quality, City Centre, BID rates as applicable. Most residential urban properties pay 4-6 targeted rates totalling NZ$400-700 on top of the general rate.

2027 Auckland Council rate-in-the-dollar by property type

For 2027, Auckland Council's rate-in-the-dollar (approximate, per $1 of CV) is: Residential urban NZ$0.00250; Residential rural NZ$0.00185; Business urban NZ$0.00875 (much higher — businesses pay 3.5× residential rate); Business rural NZ$0.00750. These rates are recalculated annually based on the Council's Long-Term Plan budget. Auckland Council last revalued properties in 2024 (effective 1 July 2025 for rates); the next revaluation is 2027 (effective 1 July 2028). Between revaluations, your CV stays the same but the rate-in-the-dollar can change.

Example: NZ$1.4M house in Mt Eden

Mt Eden 4-bedroom house with CV of NZ$1.4M. General rate: $1,400,000 × $0.00250 = NZ$3,500. UAGC: NZ$610. Water + Wastewater: ~NZ$1,500 (4-person household, average use). Waste Management: NZ$220. Natural Environment + Water Quality: ~NZ$140. Climate Action Transport: ~NZ$60. Total annual rates: NZ$6,030 — about NZ$116 per week. Apartment owners with smaller CV (e.g. NZ$800k) pay around NZ$3,500-4,000/year total.

Minor dwellings: why you may be charged two UAGCs

The commonest reason an Auckland rates estimate comes out too low is the SUIP rule. The Uniform Annual General Charge is not levied once per property — it is levied once per separately used or inhabited part of a rating unit. If your property has a minor dwelling, granny flat, self-contained unit or a flat that is rented out, the council counts each as a SUIP and charges a separate UAGC for each one. Several targeted rates, including waste management, follow the same per-SUIP logic.

On the NZ$1.4M Mt Eden example above, adding a tenanted minor dwelling pushes the fixed charges from one UAGC of about NZ$610 to two, plus a second waste management charge — roughly NZ$830 more per year before any change in Capital Value. The calculator above models a single SUIP, so add one UAGC and one waste charge for each extra separately inhabited part. Enter your Capital Value (CV) from your latest rates notice (or look up at aucklandcouncil.govt.nz). Choose your property type (residential urban is default for most homes). Add your typical annual water + wastewater bill and waste management charge. The calculator estimates total annual rates, breakdown by component, and weekly equivalent. For 2027 rates, the Council's Long-Term Plan can be reviewed online; specific rate-in-the-dollar amounts are confirmed each June.
