The CPF Housing Grant Calculator is a free, browser-based tool that estimates how much HDB grant money a Singapore first-timer receives by stacking the Enhanced CPF Housing Grant, Family Grant and Proximity Housing Grant against household income. It returns a total of up to S$230,000 in seconds, with no sign-up.
Enhanced CPF Housing Grant (EHG)
Up to S$120,000 for first-timer married couples earning ≤S$1,500/mo, stepping down to S$5,000 in the S$8,501–S$9,000 band and S$0 above S$9,000/mo. Available for both BTO and resale flats. Singles 35+ buying under the Single Singapore Citizen Scheme get exactly half the family amount, capped at S$60,000, with a lower income ceiling of S$4,500/mo.
CPF Housing Grant Income Ceiling Table 2026
EHG is not a sliding formula — HDB pays a fixed amount per S$500 income band, so earning S$1 more can cost you S$5,000 to S$10,000 of grant. These are the current first-timer family amounts published by HDB (HDB schemes and grants); halve every figure for singles, whose ceiling stops at S$4,500/mo. The Family Grant ceiling is separate at S$14,000/mo, and the Proximity Housing Grant has no income ceiling at all.

Family Grant — Resale Only
S$80,000 for first-timer married couples buying a resale flat (S$40,000 for singles 35+). Income ceiling S$14,000/mo. Cannot stack with a BTO purchase.
Proximity Housing Grant (PHG)
Resale buyers only. Families get S$30,000 for living in the same flat as parents or children, or S$20,000 for buying within 4km of them — the calculator asks which, because the two amounts differ by S$10,000. Singles get S$15,000 and S$10,000 respectively. There is no income ceiling on PHG, and your parents do not have to live in an HDB flat for you to qualify.
Minimum Occupation Period (MOP)
All grants tied to 5-year MOP. Selling within MOP triggers full grant clawback. Also: cannot rent out entire flat during MOP. Renting rooms allowed after 6 months.
