Singapore HDB stacks multiple grants for first-time buyers: Enhanced CPF Housing Grant (EHG), Family Grant (resale only), and Proximity Housing Grant. Grants go into CPF Ordinary Account, not cash.
Enhanced CPF Housing Grant (EHG)
Up to S$120,000 for first-timer married couples earning ≤S$1,500/mo, scaling down to S$0 at S$9,000/mo. Available for BTO and resale flats. Singles 35+ get half the amount.
Family Grant — Resale Only
S$80,000 for first-timer married couples buying resale flat (S$40K for singles 35+). Income ceiling S$14,000/mo. Cannot stack with BTO.
Proximity Housing Grant (PHG)
S$30,000 if buying resale flat within 4km of parents (or living with them). S$15,000 for singles. No income ceiling for PHG specifically.
Minimum Occupation Period (MOP)
All grants tied to 5-year MOP. Selling within MOP triggers full grant clawback. Also: cannot rent out entire flat during MOP. Renting rooms allowed after 6 months.
