UK Capital Gains Tax on residential property uses higher rates than other CGT (18% basic / 24% higher vs 10/20% on other gains). Annual Exempt Amount (AEA) is £3 000 (2025/26). Principal Private Residence Relief (PRR) exempts main home.
CGT Rates Residential Property 2027
Basic rate taxpayer: 18%. Higher/additional rate: 24%. Rates assume gain falls within respective income bands. If you straddle bands, some at 18% and some at 24%.
Principal Private Residence Relief (PRR)
Main home fully exempt from CGT. Final 9 months always counts as residence regardless of actual occupation. Letting out part of home reduces relief proportionally. Multiple homes: nominate main residence within 2 years of acquiring new one.
60-Day Reporting
UK residential property gains must be reported AND tax paid within 60 days of completion (since 27 October 2021). File via HMRC Personal Tax Account. Penalty for late: £100 + interest.
