April 2025 Threshold Reversion
2022 mini-Budget raised the nil-rate band to £250k and FTB relief to £425k. From April 1, 2025 reverted: nil-rate £125k, FTB £300k. Many buyers timed completion before April 2025 to capture lower SDLT. 2028 thresholds remain at the post-reversion levels.

Scotland: Land and Buildings Transaction Tax (LBTT) with own bands. Wales: Land Transaction Tax (LTT). Bands and rates differ — Scottish first-time buyer relief 0% to £175k. Welsh LTT 0% to £225k (no FTB relief separately).
Second Home + BTL Surcharge
5% surcharge on any additional residential property over £40,000. Includes second homes, buy-to-let, holiday lets. Refundable if main residence sold within 3 years.
